What Is Included with the Villa?
The Magnolia is delivered finished but unfurnished and includes kitchen cabinetry, air conditioning in the bedrooms, a private swimming pool, and minimalist landscaping.
Its modern concrete construction, open living areas, panoramic windows, and generous outdoor terrace are designed around the tropical climate and natural setting of El Choco.
Additional personalization, interior design, landscaping, furnishing, and villa management services are also available.
Pre-Construction Payment Plan
Secure your Choco Hills villa with a US$5,000 reservation deposit, followed by payments tied to the progress of construction:
- 30% upon signing the Promise of Sale
- 25% when grey construction is completed
- 25% when doors and flooring are installed
- 15% upon completion of interior finishes
- 5% upon delivery
Estimated construction time is approximately 10–12 months from the start of construction.
Utilities, Backup Power & Solar
A US$6,900 utility connection fee applies for connection to the community’s infrastructure.
Owners can choose an additional US$3,100 connection to the community’s backup generator system or opt for solar panels for a more independent energy solution.
The community is planned with underground utilities, independent water infrastructure and backup wells, electricity service, and solar-panel readiness.
Choco Hills Phase One – El Choco, Sosúa
This property is part of Phase One of Choco Hills, which is currently under development. Utility connections are prepared, and road infrastructure is among the upcoming stages of construction. CONFOTUR approval is currently pending.
