- Properties sold for 96.9% of their asking price on average.
- They didn’t sell for “cheap”—they sold for where buyers expected the value to be.
🔥 Hot Price Ranges
- Most activity happens between $150,000–$350,000 and $350,000–$500,000.
- These ranges are also the most competitive, meaning your property must be the best-priced and best-presented to stand out.
🏦 Financing Matters
- Nearly half of all villas sold offered owner financing.
- Financing options widen the buyer pool and help sellers maintain price.
🏢 HOA Reality Check
- No condos with HOA fees above $425/month sold in 2025—unless they were luxury estates in elite gated communities that clearly justified the price.
🏡 Property Types That Sell Fast
3-Bedroom Villas, the strongest performers. These homes sold across a wide price range ($199K to $1.15M) but most hovered near $308K, a key buyer “anchor” price. What made them stand out?
- Strong rental potential
- Gated community amenities
- Attractive financing options
2-Bedroom Condos, still in high demand—but they only moved when priced around the $187K buyer anchor or when they had premium location or features (e.g., beachfront, modern finishes, unique views).
The Winning Formula: Homes with fresh upgrades, documented rental history, and move-in-ready presentation sold faster and closer to their asking price.

📈 The Supply Side: Competition Is Real
Our internal data shows a surge in 3-bedroom villas and “other” property types (land, larger villas, mixed-use), while studio listings actually declined.
This means that competition is increasing in key categories, and only those listings that are aligned with today’s buyers on price, presentation, and terms are moving.
