Buying in Playa Encuentro? Here’s What The Wave Phase 2 Gets Right

Playa Encuentro has been one of the North Coast’s fastest-growing surf towns for years, but the property options haven’t always matched the demand — access was a known pain point, and most projects were still on paper. The Wave changes both. Here’s what actually separates it from other Encuentro listings.

The Closest Properly Built Development to the Ocean in Playa Encuentro

Worth being precise here, because “beachfront” gets used loosely in this market. The Wave isn’t beachfront — a walking path runs between the property and the water, and the sand itself is a short walk from the common areas. What it is: the closest properly built, multi-unit development to the ocean anywhere in Playa Encuentro right now. Phase 1’s common-area pool sits roughly 75–80 meters from the water and was built with an infinity edge specifically so the pool visually runs into the ocean behind it.

The comparison worth knowing: the only other properties this close to the water are Hideaway’s private villas, starting around $1M — a different category of buyer entirely. Every other built development in Encuentro sits further back from the coastline than The Wave does.

That proximity belongs to Phase 1, not Phase 2 — worth being direct about. Phase 2 sits just behind Phase 1 and doesn’t face the ocean; the listing is upfront about that. What Phase 2 owners get instead is the same location and community, a shorter walk to that ocean-view pool than anywhere else being built in Encuentro today, and a rooftop “sunset space” planned for the building itself, positioned for a 360-degree view across the mountains, the coastline, and the ocean.

The other access problem this area has had for years — the road into Encuentro — has also been resolved. New roads were built for the Central American and Caribbean Games, which means what used to be one of the more common hesitations about buying here no longer applies.

Phase 1 Isn’t a Promise — It’s Already Delivered

The strongest signal in real estate is what a developer has already finished, not what they’re planning to finish. Phase 1 of The Wave is built, delivered, and occupied — down to two units left out of the original inventory. Walking the property today means walking finished common areas, not a rendering: a 30-meter tiled pool (not painted — painted pools need re-doing every few years on oceanfront salt air, tile doesn’t), over 5,000 m² of landscaped green space, a snack bar with its own restrooms, a large two-elevator lobby, and a site-wide drainage and infiltration system built specifically to handle the area’s heavy rain seasons without flooding.

The developer behind it, Media Luna, has been building on the North Coast since 1986 — Perla Marina, Blue Green, Bay Rock I and II, and more than 60 villas in Sosúa are part of the same track record. Phase 2 also benefits directly from Phase 1’s build-out: the electricity, water, wastewater, and communications infrastructure for the whole master plan is already in place, which is a meaningful part of why Phase 2 is moving faster than a typical ground-up project.

CONFOTUR Approved — Not “In Process”

This is the detail worth asking about on any pre-construction project, because developers use the word “CONFOTUR” loosely. There’s a real difference between a project that’s applying for CONFOTUR status and one that already has the certificate. Both Phase 1 and Phase 2 of The Wave are 100% CONFOTUR-approved.

For a buyer, that status is worth real money: an exemption from the 3% property transfer tax at closing, and an exemption from the annual 1% property tax (IPI) for 15 years. Over the life of that exemption, the combined savings can add up to a meaningful percentage of the property’s value — and because CONFOTUR approval requires a clean, fully-compliant developer and a commitment to professional post-delivery management, it also functions as a trust signal that’s harder to fake than a marketing claim.

Life at The Wave: What You’re Actually Buying Into

A lot of the difference between The Wave and a typical Encuentro project shows up in details that don’t photograph well but matter daily. The stairwells were built at double the required width, specifically so residents who take the stairs instead of the elevator (a majority, according to the developer) don’t feel boxed in. The ground floor units were deliberately built up half a level higher than standard, so first-floor owners still get a real view rather than a wall of landscaping. The site’s night lighting was treated as its own project — palms, pathways, and common areas are lit well enough that the property doesn’t go dark and generic after sunset.

On-site, residents have access to swimming pools with lounge and social areas, a poolside bar, a beachside restaurant, a modern clubhouse, a fitness center, and a children’s play area. A 24/7 reception and concierge — required under CONFOTUR’s post-delivery management standards — is on-site to greet guests and support owners, whether they’re actively renting the unit or just returning for a vacation.

Built for Both: Living and Renting

Phase 2 condos are 1 bedroom, 2 full bathrooms, and 86 m² — a layout the developer chose deliberately, since two full bathrooms in a one-bedroom means a guest or family member visiting doesn’t have to share. The open floor plan leans into indoor-outdoor living, which is standard for the North Coast but done with above-average finish quality here.

For owners who want rental income rather than a personal residence, on-site rental management is available through the same team that runs Phase 1 — meaningful, since CONFOTUR compliance already requires the property to be professionally managed, not left to informal short-term rental arrangements.
